OCCIDENTULUI 40

Occidentului 40 is the last project finalized by Ospinas in Romania of a residential purpose, winning two main awards in 2018, The Architecture Award within the Edition Romanian Design Week in 2018 and The Section Award offered within the Annual Architecture Contest from Bucharest, the 16th Edition, 2018, for the Section: Architecture of the House.


The block of flats is situated in 40 Occidentului Street, a typical street for the central area of Bucharest and is one of “the most innovative residential projects from Romania”the brand“ADN Birou de Arhitectura” (General Designer and Project Manager), behind distinguished by “Staggered Platforms”, “a house that moves vertically” and “a dancing block of flats” thus defined by the written papers regarding the project and published in the books launched in 2014 by Zeppelin (1) and the second book # 148 December 2017 - February 2018 (2).

The construction was fully finalized in 2017 and handed over in the same year in September.



The building has 5 floors and 21 apartments and 30 parking spaces situated at its high and very ventilated basement, the parking area having 8 simple parking spaces and 22 independent overlapped spaces (activated by car platforms Klaus Multiparking Systems).

The car access to the parking area is made through a ramp having a de-icing system during winter, situated at the West side, directly from Occidentului street, equipped by access doors having automatic opening with remote control. The entire access area and the basement parking have epoxy resin and a skid-proof layer.

The apartments and the parking are serviced by two vertical traffic knots, both having street access, equipped by video - intercom. The stairs, the counter stairs, the halls and the common access area are made of reinforced concrete plated with mosaic, a nice and durable material type terrazzo. The stairs have high railing of grey iron, perfectly matching with metallic access doors of the apartments and they have a led lighting system with motion sensors.


The apartments are situated in parallel on each floor, between the street and the quiet and sunny zone behind the building. The intimacy level of these apartments at ground floor is increased for being higher than the sidewalk and being retired comparing to superior floors, advancing in console until the alignment (including the 3rd floor). There are various surfaces depending on the floor, making so different these apartments, including their subdivision and having 2 - 5 rooms.


The access to apartments is made by stairs (in this building being considered as a secondary access way) and also by an elevator(hydraulic, IFMA Brand) that opens directly in the apartment, increasing in this way the users’ comfort and intimacy level. Each stair has its elevator, directly connected to parking area for those using the access from basement, and also at the ground floor for pedestrian access.
The building structure is made of a floor type thick tiles having rigid knots and diaphragms of reinforced concrete, the closings are made of bricks of thermal efficiency of 30 cm and insulation system.



The joinery is of aluminium profiles with heat bridge breaking - the brand Schüco and heat insulating window.



The apartments have external areas type terrace, balcony or loggia, covered by natural stone ( supplier Titan Mar).



The distinctive element of the building comparing to other similar residential projects is certainly the fact that the floors are staggered. The architectural decision regarding a higher central part of the building appeared as a solution for fulfilling the request about the number of parking spaces, being overlapped they generated a high basement, and thus appeared some bedrooms with suspended beds (bedrooms with floor) of a height of about 4 m and various rooms of 5 m height, having a special charm, creating extraordinary spaces.


The finishing used is luxury and of the best quality.



The ceramic tiles in the bathrooms, WC and kitchens are have been directly imported by the project developer from Spain, from famous brands in this field, like CAS Ceramica and Gayafores, their models being chosen by experts in order to create a modern and nice aspect of the apartments.

The sanitary ware purchased for bathrooms and WC belong to Gala Brand (a Spanish producer) and Ideal Standard Brand (a Belgian producer). The accessories necessary for equipping them are of Hansgrohe Brand (valves for sinks, shower sets, push-up, shower system) and TECE Brand (a German producer).


The internal floor of the apartments, like bedrooms, halls, living, is of a high quality solid oak parquet, fir type assembling. This parquet is more than a finishing for outfitting and selling these apartments, is gives them a special warmth, elegance and style.
