Occidentului 40 is the first residential project completed by OSPINAS & CO. in Romania, which won two major awards in 2018: the Award for Architecture at the Romanian Design Week edition and the Section Award offered at the Annual Architecture Competition in Bucharest, the 16th edition, for the Section: House Architecture. The apartment building is located on Occidentului street no. 40, a typical street for the central area of Bucharest and was one of the "most innovative residential projects in Romania" at the time of its construction. The building was designed and developed by ADN Birou de Arhitectura, which also supervised the construction and execution.
The construction was fully completed in 2017, being handed over the same year in September. The building consists of 5 floors, 21 apartments and 30 parking spaces located in the basement. The apartments are arranged in parallel on each floor, between the street and the quiet and sunny area behind the building. The apartments on the ground floor have an increased level of privacy due to the fact that the building is higher than the sidewalk and set back from the upper floors, advancing in cantilever to the alignment (including the 3rd floor). There are different floor areas that make these apartments so different, including their compartmentalization and the fact that they have between 2 and 5 bedrooms.
The distinctive element of the building in relation to other similar residential projects is certainly the fact that the floors are staggered. The architectural decision for a higher central part of the building appeared as a solution to meet the demand for parking spaces, as being overlapped they generated a high basement, thus resulting in bedrooms with suspended beds (bunk bedrooms) with a height of about 4 m and various rooms with a height of 5 m, having a special charm and creating extraordinary spaces
PIPERA GARDENS is an exclusive residential complex of 36 houses, located in Voluntari, in the Northern area of the Capital and was designed by Romanian architects in collaboration with a Spanish team from the desire to unite local customs and needs with the most modern concepts at European level. The project is a luxury one, having at the same time a modern design, made with the help of the premium finishes used. The complex has a street with private access, thus ensuring the owners a relaxed way of life, in a safe and quiet environment. The design of the residential complex is one of Mediterranean inspiration, and all the materials used are of high quality to meet the needs of the future owners as efficiently as possible and to combine luxury with efficiency as harmoniously as possible.
The design of the residential complex was carried out in collaboration with the architect Laura Baloiu and the team of the Spanish architecture studio NB90 Arquitectura. At the level of interior design and the choice of finishes, the Ospinas group collaborated with the MiSo Architects team, with the help of which it managed to give the houses a luxurious air and at the same time in step with current trends.
The extended glazed surfaces and the glass used are of the latest generation, to ensure a high level of efficiency and the minimization of energy losses, and the underfloor heating allows to reduce costs by up to 30% compared to classic systems. With the Pipera Gardens project, Ospinas & Co once again managed to contribute its experience and ensure the highest quality in real estate development, with the aim of offering its clients a "SMART LIVING" experience.
OSPINAS & CO. acquired the Regina Elisabeta 28 building in sector 5 in 2005. The building dates back to around 1884 and is located in the center of Bucharest, on the main Regina Elisabeta boulevard, near other historical buildings such as Bucharest Cinema, Trianon Cinema and Capital City Hall. Cișmigiu park and Calea Victoriei are also nearby. The building has a privileged position in the "0" kilometer of Bucharest, being located in the historic center of the city, which is also a protected area. Following the acquisition and a specialist technical expertise, the company has reconsolidated and renovated the building. In 2009, the authorization and approvals were issued by the local authorities, and between 2010 and 2012 the main activity of the group was focused on the construction, consolidation and renovation of this historic building. The financing was 100% secured by shareholder loans.
After the completion of the works, the company started leasing business as commercial spaces on the ground floor and as offices in the rest of the building.
